Pinnacle FAQ

The administrative fee covers the cost of processing your electronic lease, establishing your Resident account, and setting up your online payment service.

Apply Now! All apartments are first come, first served. If you (or your group) are the first to submit a completed application, we will send you a lease to sign. You will then have 48 hours to finalize the lease. Whether you are living alone or with roommates, applications and leases that are incomplete cannot be accepted.

A guarantor is a parent or a legal guardian willing to co-sign the lease with you (the resident). In addition, the guarantor agrees to pay all unpaid rents and other financial obligations on your behalf. Pinnacle requires all residents to obtain a guarantor.

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.

Residents that have signed a contractual lease are responsible for the full rent and security deposit of the entire lease. If you have a change of circumstances, you are responsible for finding an approved replacement resident (unless you are called into active military service). This resident must sign a lease prior to you being released from your lease obligations. You will incur a release fee.

Yes, Pinnacle requires all residents to obtain renter’s insurance for the duration of their lease term. This can be purchased through the resident portal or 3rd party. The Hannon Group must be listed as additional insured.

Our in-house maintenance techs will take care of everything from changing your light bulb to fixing your heating and air. If you have any maintenance issue at all, let us know and we’ll take care of it for you. You may enter a work order by stopping by the office, calling the office, or logging into your resident portal. In addition, you can call the office 24 hours a day for after hours emergencies.

The utility bills stay in Pinnacle’s name and residents are billed directly through the Resident Portal. The $5 fee is billed monthly with the utilities as a convenience for the rebill service. This allows for one roommate not to be held responsible for paying the utilities each month.

All applicants undergo a full tenant screening, which includes a credit check, criminal background check, and eviction history. We also verify income and rental history to ensure qualification. Apply Now!

You’ll need to upload a valid photo ID, recent proof of income (such as pay stubs or bank statements), and rental history details. Additional documentation may be requested.

Most applications are processed within 2–3 business days, depending on how quickly we receive responses from references and employers.

You must pay the security deposit, first month’s rent, and any applicable fees. All lease documents must be signed and approved before keys are released.

Move-in dates are typically scheduled once the lease is signed and payments are received. We’ll coordinate your move-in time with you in advance.

Yes, we allow pets at most of our properties with a limit of 2 per unit and an additional $25 monthly fee. However, breed and weight restrictions apply. Please check the listing details or contact our office.

A non-refundable pet fee is due at move-in, along with a monthly pet rent. Fees vary by property and number of pets.

Dogs and cats are welcome. Exotic animals, reptiles, and certain aggressive breeds are not permitted. We typically allow dogs up to 50 lbs. Larger pets are not permitted without special approval.

Yes, the security deposit is refundable as long as the lease terms are fulfilled, the property is left in good condition, and there are no outstanding charges.

The standard deposit is typically equal to one month’s rent, but this amount may vary based on credit and rental history.

Security deposits are returned within 30 days after move-out, in accordance with South Carolina law. You will also receive an itemized list of any deductions, if applicable.

Deductions may be made for unpaid rent, damages beyond normal wear and tear, missing items, or cleaning fees if the unit is not returned in move-in condition.

No, the security deposit cannot be applied toward your final month’s rent. It is held separately and returned after you move out and the unit is inspected.
